High School Project Meeting Includes Square Footage Reductions and HVAC Options

During the September 16 Schematic Design Phase Meeting a site plan review that included square footage reductions and three HVAC (heating, ventilation and air conditioning) options were presented.

A cost analysis of the following three HVAC systems:

Alternative No. 1 (Geothermal): $4,124,302

Alternative No. 2 (Hybrid Geothermal): $2,825,301

Alternative No. 3 (Boiler/Chiller): $2,067,454


BSHM Architects showed the community the revised floor plan that aligns more with the budget. Architects also presented photo renderings of the exterior elevations, site plan and parking.

Next steps:

“Our construction team Gilbane/Ozanne is doing a schematic design phase estimate. This is a much more accurate estimate that will let us know if we are within budget. Even so, at this stage of design there is still a significant amount of information that is not known, so assumptions will again be made in preparing the estimate -- which is normal procedure. If we aren’t within budget, the CMR and design team will provide us with various options/value engineering suggestions to get us within budget rather than just further reducing square footage by cutting program area,” stated Steve Shergalis, Business Services Director.

“We’ve done a lot of reworking and tightening up every possible space to create a more efficient floor plan over the last few weeks to reduce the amount of total building square footage,” stated Shergalis. At the POR phase (program of requirements) it was estimated that the building would be approximately 335,000 gross square feet. While the building design had been as high as 380,000 gross square feet, the schematic design is now down to 352,000 square feet, which is 5% more than the estimated size at the POR phase. “However, it is within the normal range of deviation expected until all things that affect the final design, such as HVAC systems are finalized.”

At the next Special Meeting on Tuesday, September 30 at the Delisle Options Center at 7 p.m., the budget for the project along with an updated schematic design package will be presented. Public comments and questions are encouraged.

Then, at the Regular Board meeting on Tuesday, October 7, the expectation is that a final schematic design package and budget will be presented to the Board for approval to move onto the Design Development Phase.
